Albany Lettings has acquired Hadden Rankin Property Management, strengthening its presence in Edinburgh’s private rented sector. The deal brings together two established property businesses and marks Albany’s second acquisition of 2026, following its purchase of LinnMac Property and Investment Letting in March.
Hadden Rankin has more than 20 years’ experience providing property management services to landlords, tenants and investors across Edinburgh. Its services include lettings, compliance support, portfolio reviews and investment advice.
Albany said the acquisition will expand its team and management portfolio while ensuring continuity of service for Hadden Rankin’s existing clients. The transaction forms part of Albany’s strategy of growing through the acquisition of established local property management businesses across Edinburgh.
Michael Mairs, regional director – Scotland at Albany Lettings, said: “Hadden Rankin has built a business that people trust. Its long-standing client relationships, transparent approach and attention to detail are qualities we value and want to protect.
They prioritize making the transition clear, personal and well managed. Important knowledge about properties, landlords and tenants must be carried forward rather than lost during the handover.

The purpose of bringing these businesses together is not simply to grow. It is to give landlords and tenants the reassurance of personal local service, supported by a wider Edinburgh team and stronger operational resources.
“Growth only matters when it improves the experience our landlords and tenants receive. That is the standard we will continue to hold ourselves to,” Mairs added.
Hadden Rankin’s founders, Ross Hadden and Dorothy Rankin, noted that when considering the next chapter for Hadden Rankin, the quality and continuity of service provided to their landlords and tenants was central to their decision.
They believe bringing the businesses together represents a positive step for their clients and provides a strong foundation for the future, as Albany understands the Edinburgh property market and shares their belief in personal, professional property management.
Albany Lettings will likely continue to pursue its strategy of growth through acquisition, focusing on established local property management businesses in Edinburgh. With this latest acquisition, the company is well-positioned to provide personalized service to its clients, supported by a strong team and operational resources.
