Port 225 Commerce Center in Houston’s Southeast industrial submarket has been sold to Cabot Properties, a global logistics real-estate investor, according to a statement released by Brightshore Capital. The transaction covers a 484,056-square-foot Class A industrial park built on 26.5 acres at 307 and 315 Beltway Green Boulevard.
Development details and location advantages
The property comprises two buildings: a 128,992-square-foot rear-load warehouse and a 355,064-square-foot cross-dock facility. Construction began after Brightshore acquired the site in 2023 and was completed in 2025 by its in-house development team.
Strategic placement gives the site direct access to Beltway 8, State Highway 225, the Port of Houston and the Houston Ship Channel. Those connections support international trade routes and serve distribution networks across the Gulf Coast.
Transaction background and company comments
Cabot’s purchase followed an unsolicited offer, according to the buyer. The deal aligns with Cabot’s focus on well-located logistics assets that can accommodate a range of warehouse and distribution users.
Robert McCall, partner at Brightshore, said the sale “reflects the strength of our disciplined investment approach, beginning with strategic market selection and a focused asset management and execution throughout the investment lifecycle.” He added that Houston’s Southeast submarket was chosen for its proximity to major transportation infrastructure and established logistics demand.
Gaurav Sahay, managing director at Brightshore, highlighted the project’s “in-house industrial development capabilities, from site planning and building design through construction and leasing.” He noted that the rear-load and cross-dock configurations were intended to serve a broad range of logistics users.
Tayler Lee, senior director of investments at Cabot, said the acquisition “expands Cabot’s presence in Houston with two modern, highly functional logistics buildings in a well-established industrial submarket.” He emphasized that the existing tenant base fits Cabot’s strategy for assets that can accommodate diverse logistics operations.
