Brooklyn’s Dumbo neighborhood will soon have a new private golf club after Gowanus Golf Club secured 6,000 square feet of waterfront space at 215 Water Street.

The lease, brokered by Corey Cohen of Compass’ Roebling team, gives the indoor golf chain its third Brooklyn location. Cohen represented both the landlord, Pearl Realty Management, and the tenant in the deal. The asking rent was $100 per square foot.

Cohen said the area’s growth—particularly in high-end residential development—made it a logical choice for membership-based businesses like Gowanus Golf Club. “Dumbo’s continued residential growth, especially at the luxury end, has created an audience for premium, membership-driven concepts,” he said.

The club needed a space large enough to deliver its full experience while also being in a neighborhood with year-round activity. At 215 Water Street, those needs aligned.

The new location is set to open in mid-September. It will include simulator bays, a members lounge, a putting area, and fitness equipment. Wellness rooms, a repair shop, and event spaces for leagues and tournaments will also be available. Golf lessons will be offered to members.

A club built for more than golf

Jordan Colina, founder of Gowanus Golf Club, described the space as more than just an indoor golf facility. “Our goal is to create a private membership club where golfers can improve their game, meet other players, and enjoy premium amenities in a welcoming setting,” he said.

The area’s active community made it an easy choice for the club’s next location. The chain already operates two other Brooklyn clubs—one in Gowanus and another in Prospect Heights.

The building at 215 Water Street, a five-story mixed-use property between Bridge and Jay streets, also houses toy manufacturer Little Poland Gallery and appliance store VMN & Company.

The club’s September opening will test whether Dumbo’s market can support another membership-driven business.

This shift in local commerce comes as retail sales patterns evolve, with some businesses adjusting to new consumer habits.
